Located within Manchester’s landmark Chancery Place development, Overbury’s new Northern headquarters was designed to encourage collaboration, wellbeing and future growth within a workplace shaped around connection, flexibility and natural light.
Working alongside workplace design studio SpaceInvader, Overbury created a sophisticated 6,800 sq. ft. office organised around spatial flow, openness and adaptability. At the same time, the design needed to support acoustic privacy and high-performance meeting spaces. Throughout the project, Optima glazed partitioning systems and doors help define focused work settings, confidential meeting environments and bespoke architectural features without compromising the open character of the interior.

As one of the UK’s leading fit-out specialists, Overbury approached its own workplace with the same attention to detail, functionality and user experience it delivers for clients across the country. Located on the 13th floor of Chancery Place, the new office provides panoramic views across Manchester city centre and creates an environment centred on collaboration, creativity and wellbeing.
SpaceInvader’s concept focused on the idea of “connection” – connecting people, the city, nature and contrasting workplace experiences within a cohesive interior landscape. The layout combines touchdown workstations, quiet focus areas, informal collaboration spaces, formal meeting rooms and wellness settings, creating a workplace that adapts naturally to different modes of work throughout the day.
From the outset, the brief prioritised spatial efficiency, natural light and ergonomic layouts that would enhance both productivity and comfort. High-quality finishes, integrated technology and carefully considered acoustic solutions contribute to an interior designed to elevate everyday experience and support the demands of a busy client-facing business.
A key challenge within the project was achieving the openness expected within a contemporary workplace while still providing acoustic separation for confidential meetings and focused work.
To meet these requirements, SpaceInvader selected a range of Optima systems tailored to the differing acoustic demands across the office. Revolution 100 double glazed partitioning delivers acoustic performance up to Rw53dB within key client meeting spaces, while Revolution 54 Shoreditch Edition double glazed partitioning achieves acoustic separation up to Rw46dB within quieter work settings.
Edge Symmetry and Elite Affinity double glazed doors complement the wider acoustic strategy and maintain visual consistency across the fit out. Together, the systems create spaces suited to focused work and confidential conversations, preserving the light-filled, connected feel of the workplace.
Alongside the core partitioning package, Optima also developed several tailored solutions aligned with the designers’ wider vision for the space.
Optima developed bi-parting Elite Aero pocket sliding doors to provide flexible access to key meeting rooms, while curved Optima 117 Plus glazing creates internal glazed “windows” that draw natural light deeper into the floorplate and strengthen visual connection throughout the office.
The inclusion of bespoke architectural features alongside high-performance acoustic systems reflects the project’s wider emphasis on combining functionality, adaptability and refined workplace aesthetics throughout the fit out.
Long-term adaptability formed an important part of the workplace strategy. Optima’s demountable glazed partitioning systems allow spaces to be reconfigured and relocated as organisational needs evolve over time.
The wider project also prioritised sustainability, with the fit out working towards SKA Gold certification and incorporating products aligned with the project’s environmental objectives.
The completed office reflects Overbury’s commitment to creating high-quality environments that enhance both employee wellbeing and client experience. Insider’s Northwest Property Awards named the project Workplace Fit-out of the Year in 2025.
